# Garland vs. Richardson vs. Plano: An Honest Comparison for Dallas County Buyers

## The Tradeoffs Nobody Tells You About

Online comparisons usually compare city-level statistics that tell you almost nothing about where to actually live. This is the comparison you actually need.

## Schools: Garland ISD vs. Richardson ISD vs. Mesquite ISD

All three districts are top-tier in Texas. Garland ISD's structure concentrates every student into one flagship Garland High School, which produces nationally competitive programs but also a campus of nearly 7,000 students. Richardson ISD is geographically larger with multiple high schools (Berkner, Lake Highlands, Pearce, Richardson). Mesquite ISD runs four comprehensive high schools of any large Texas district by design, smaller campuses, more individual attention, but slightly less depth in advanced programs at any one school.

## Price: Where Your Dollar Goes Furthest

Frisco is the price ceiling. New-construction premiums, the Star and PGA HQ amenity halo, and constrained inventory keep median prices well above $600K. Richardson is broadly comparable to Garland on character but skews older, most Richardson inventory was built between 1965 and 1990. Garland's blend of late-90s through 2010s construction often delivers a more move-in-ready product at a lower per-square-foot cost than either neighbor.

## Commute: Where Are You Actually Going?

Richardson sits closest to the Telecom Corridor and the densest Dallas County employer cluster. If your office is at Toyota, JPMorgan, or Liberty Mutual, Richardson shaves 10–15 minutes off a commute versus Garland. Plano is best for buyers heading to The Colony or commuting north. Garland sits between the two on I-635 and adds easy I-30 access east toward Rowlett and west toward Plano.

## Lifestyle and Amenities

Frisco has the most retail and entertainment density. Richardson hosts the UTD/Telecom Corridor with a more urban-feeling employment core. Garland's lifestyle assets are different in scale: Firewheel Town Center as a lifestyle center, Firewheel Town Center, the Granville Arts Center, and a 60+ park system that is one of the most underrated in DFW.

Choose Plano if new construction, retail density, and brand prestige are your top filters. Choose Richardson if Telecom Corridor proximity and mature established neighborhoods matter most.
